Introduction of a new series of events
i-strategy is delighted with the successful launch of the Braunschweig Real Estate Round Table. Together with the Hanover-Braunschweig regional group of Frauen in der Immobilienwirtschaft e.V. (Women in Real Estate), i-strategy welcomed 35 guests to a breakfast at the i-unit group’s premises for the kick-off event on April 11, 2024. The aim of the event was to promote networking between entrepreneurs and network partners from the Braunschweig-Hanover area and to encourage discussion on all aspects of real estate. We want to discuss what drives the industry at regular intervals.
Keynote speeches on the current challenges of real estate financing
There were three keynote speeches on the hot topic of commercial real estate financing. Anja Künne-Janosch, regional manager of the Hanover-Braunschweig group, presented the association Frauen in der Immobilienwirtschaft e.V. (Women in Real Estate). This was followed by lively discussions on the projects presented by Natascha Wessling (Strukturförderung Braunschweig): the renovation of the Braunschweig City Hall and the conversion of the Burgpassage.
Finally, Dirk Seikowsky from i-strategy, part of the i-unit group, provided insight into the topic of “Real estate financing – banks are tightening their lending requirements.” Various influencing factors are prompting banks to place greater emphasis on certain factors when considering applications for real estate loans. For example, a revised version of the Minimum Requirements for Risk Management (MaRisk) came into force in 2023. In general, this requirement system is used to control risk management processes. Due to the increased requirements, more information is requested from customers. Banks also face increased requirements due to the implementation of the CSRD (Corporate Sustainability Reporting Directive), which introduced a sustainability reporting obligation throughout the EU, including for financial institutions. Sustainable buildings in particular are sought-after assets in banks’ portfolios. They are also paying increasing attention to seals such as energy-efficient buildings or DGNB standards.
Conclusion of the event
Dirk Seikowsky, Principal Real Estate Finance at the i-unit group, is very satisfied with the first edition of the event series and summed up: “We can look back on three successful 15-minute keynote speeches followed by networking in a pleasant atmosphere. A follow-up is planned for June 2024. We are happy to take participants’ requests and suggestions into account when selecting topics for the event.” The general feedback from guests was very positive. We look forward to the second edition of the regulars’ table in June.
